At Maya Villas, we make the property investment process seamless and transparent. Whether you are purchasing a villa for personal use or as a high-yield investment, our structured payment plan ensures a smooth transaction from start to finish.

Below is a step-by-step breakdown of the investment and payment process.

STEP 1 : AGREEMENT & PAYMENT STRUCTURE

Once you have selected your villa, a Sales and Purchase Agreement is established between Maya Villas and the client. This contract includes:

Property details
Safety and security measures
Payment terms

To secure your property and initiate the process, a 10% down payment is required.

To secure the deal upon signing the agreement.

0 %

At the start of construction (after selecting the ownership structure).

0 %

Upon completion of the structural phase (6-8 months into construction).

0 %

Upon key handover and final completion.

STEP 2 : COMPANY SETUP & CONSTRUCTION START

Once you choose your ownership structure:

Freehold (HGB through PT PMA) – Company setup required.
Leasehold (80 years) – No company setup needed.

If you opt for Freehold, our team will assist you in setting up a PT PMA company (foreign-owned company in Indonesia).

✔ Company Setup Cost: ~€3000
✔ Processing Time: 4-6 weeks

Once the paperwork is complete, the official sales contract will be signed under your company’s name to finalize ownership and begin construction.

At this point, the 40% payment is due, either if construction is starting or already in progress.

STEP 3 : CONSTRUCTION & REGULAR UPDATES

✔ Our team will provide frequent updates on construction progress.
✔ The structural phase typically takes 6-8 months to complete.

Once this phase is finished, the next 40% payment is required.

STEP 4 : KEY HANDOVER & FINAL PAYMENT

✔ Once your villa is fully completed, the final 10% payment is due.
✔ Your property is now ready to be rented out or used as your personal retreat.
